High-Quality Affordable Builders in London

High-Quality Affordable Builders in London

House Improvement Pros are high quality affordable builders in London — based in Acton, West London, working London-wide — for kitchens, bathrooms and full refurbishments. Affordable here means an itemised fixed written quote after a survey, employed trades on one schedule, and a two-year workmanship warranty. It does not mean the cheapest day-rate on a directory, and it does not mean a luxury Chelsea brief. The price we quote is the price you pay.

What “affordable” means here

A lot of “affordable builders London” results are either a race to the bottom or a luxury firm wearing a softer headline. We sit in the middle on purpose. You get a mid-spec job done by people on our payroll, not a quote that looks cheap until the first hidden extra.

We survey the property, then send an itemised written quote — fixed, for most works. If we missed something, that is our problem, not an invoice halfway through. Dates go in writing before we start. That is what a good value builder in London actually looks like: you know the fee, you know the days, and you know who is coming through the door.

Luxury West London firms often price for a designer-brand, high-end brief and a tight postcode list. Directory cheapest-wins often price a day-rate and hope the scope stays still. We do not try to out-luxury the first group, and we do not try to undercut the second. A fixed price builder in London is useful when you want the work done properly and the number to hold.

If you are still comparing firms, how to choose a builder in London is the longer checklist. This page is the offer: quality, a transparent fee, one team.

What we actually build

Published starting points from our live service pages — guide figures, subject to VAT and complexity. The fixed number is the one on your written quote after we have seen the property.

Work Guide from Typical time
Bathroom, standard 3-piece (about 2m × 2m) From £3,500 + VAT 7–10 working days
Kitchen, labour only (you supply the units) From £3,000 + VAT 10–14 working days
Kitchen, supply and fit From £12,000 + VAT 2–4 weeks
Flat refurbishment From £18,000 + VAT 6–10 weeks
Small repairs and odd jobs Half-day from £180 (including materials) Quoted per visit

Bathroom mid and higher bands, where more tiling or a layout change is involved, are £6,000–£8,000 (about two weeks) and £8,000–£12,000 (two to three weeks). Whole-house work is quoted individually; the live full-refurb page runs from the same flat starting point up to much larger house figures. Open-plan structural kitchens are quoted on their own.

How a job is run

One point of contact. You call 07510 375 598 or write via the contact form. We ask enough to know whether we are the right crew. Then a site visit, an itemised fixed-fee quote (within 48 hours of the visit), and dates in writing before we begin — not “sometime next month”.

Every trade is ours: plumbing, electrics, tiling, carpentry, plastering, decorating. Nobody is waiting on a subcontractor who is on another site. We clear up at the end of each day and we do not leave until the snag list is done and you have the warranty paperwork.

You decide whether you stay in the property. If there are two bathrooms we work one at a time. If there is one, we plan temporary water so you are not without for a fortnight. Same idea in a kitchen: you know which days the sink and hob are off before we start. Mess is controlled, not pretended away.

Bathroom jobs can often start within 1–2 weeks. Full refurbishments are typically scheduled 3–6 weeks from instruction, depending on the diary. We will tell you the real wait when you call.

Insurance, warranty and CDM on larger jobs

Every job carries a two-year workmanship warranty, in writing. If something moves, cracks or leaks in the first two years, we come back and put it right. We carry £5 million public liability and £10 million employers’ liability. Bathroom and kitchen electrics are to NICEIC standard.

On larger domestic projects we act as CDM Principal Contractor and Principal Designer. That is the health-and-safety duty-holder role, not a badge for the footer. If the job is a bathroom refit it may not need that wrap. If it is a full refurb or a conversion, it often does — we will say so at quote stage rather than after you have appointed someone who cannot take the role.

We do not paste trade-scheme logos we have not earned on the site. Proof you can check today: the written warranty, the insurance figures, the Rated People profile, and the quote we actually send you.

London coverage

We are based in Acton, W3, in West London. We take jobs across London. Regular runs include Ealing, Chiswick, Hammersmith, Fulham, Kensington, Shepherd’s Bush, Richmond, Putney, Twickenham and the rest of Greater London. For a larger refurb we will travel further; call and ask.

Borough builder pages already live under areas we serve:

Bathroom-specific pages: the London bathroom hub, West London, and Ealing.

Reviews

We are rated Excellent on Rated People. Read the verified jobs there rather than a score we reprint here. The homepage also notes 100+ projects completed. We would rather you open the profile than trust a number on a sales page.

Photos on the site are ours. For bathrooms you can already see an Acton walk-in shower and a Chiswick bathroom on the homepage and in the portfolio.

Frequently asked questions

Are you the cheapest builder in London?

No, and we do not bid that way. Affordable on this page means a mid-market fixed fee for employed trades and a warranty you can call us back on. If you need the lowest day-rate, we are the wrong firm.

How do payments work?

The fee is agreed in writing before we start, itemised, and fixed for most works. How and when you pay is set out on that quote — we do not publish a one-size stage split here because a 7–10 day bathroom and a 6–10 week flat are not the same job. If you need the payment shape before we visit, ask when you call 07510 375 598.

Can I live in the property?

Yes. Two bathrooms: we work one at a time. One bathroom: temporary water, with the water-off days agreed in advance. Kitchens: you know which days the sink and hob are off. Tenanted property can be phased. There will be mess; we control it and clean daily. You choose whether you stay on site or hand over a key.

What about parking?

If you are in a residents-only bay we need you to arrange a visitor permit. We raise it at the survey. We cannot sort a controlled-parking permit ourselves, and we will not arrive on day one hoping for a space on a yellow line.

What changes the price after the quote?

On a standard bathroom, kitchen or defined refurb, the written fee holds for the scope we surveyed. What changes a price before we quote: size, moving waste and services, spec of kitchens and bathrooms, access (walk-ups, no lift), and what is hiding in older London stock. After strip-out, if something genuinely unseen appears on a more complex job, we tell you and agree any change before we do it. That process is on the FAQ.

Do you take small jobs as well as full refurbs?

Yes. The half-day minimum is £180 including materials. The all-trades page is the right door for repairs; this page is the right door for a kitchen, bathroom or flat you want priced as a whole.

Are you insured and warranted?

£5m public liability, £10m employers’ liability, two-year written workmanship warranty. CDM Principal Contractor and Principal Designer on larger jobs. NICEIC-standard electrics on the bathroom and kitchen work.
