The conversion of offices, light industrial units, and commercial premises into residential flats. We act as both Principal Contractor and Principal Designer under CDM Regulations โ€” managing design compliance, structural works, all trade fit-outs, and final sign-off in-house. We work alongside your architect and structural engineer and build to full specification.

This is a specialist capability. Most builders in London cannot take on the Principal Designer role or the project management complexity of a multi-unit conversion.

Our Approach to Pricing

For most projects โ€” bathroom and kitchen renovations, standard refurbishments, loft conversions, repairs โ€” we offer a fixed-fee quote. You know the price before we start. There are no surprise invoices.

For larger or more complex projects โ€” particularly where a full strip-out may reveal conditions that are impossible to assess without opening up the structure โ€” we will tell you this upfront. We will agree a clear, transparent process for communicating any changes discovered during works and obtaining your approval before proceeding. Nothing is added to your bill without your knowledge and sign-off.

Energy Efficiency & Insulation Works

We also carry out retrofit insulation works for landlords with EPC upgrade requirements โ€” internal wall insulation, loft insulation, floor insulation, sash window draught-proofing, and secondary glazing. If you need EPC C compliance works alongside a broader refurbishment, we can include these as part of a single project.
