Our fixed-price promise
Most bathroom horror stories start with a vague quote: a single lump sum, a day rate that keeps running, or “extras” that appear once the old tiles are off. We work the other way round.
- Survey first. We measure the room and check the pipework, waste routes, floor and walls before we put a figure on anything.
- Itemised quote within 48 hours. Strip-out, plumbing, electrics, boarding and tanking, tiling, suite fitting and decorating are listed separately, so you can see exactly what you are paying for.
- Fixed price, no surprise bills. We give you a fixed-price quote. If there are any unknowns (things we can’t see until work starts), we tell you upfront so it’s fair, with no surprise bills.
- Exclusions in writing. Anything not included is listed on the quote, so there are no grey areas.
What’s included in a bathroom renovation
A full bathroom refurbishment with our in-house team normally covers:
- Protection of floors, stairs and communal areas, and removal of all waste
- Strip-out of the old suite, tiles, flooring and redundant pipework
- First-fix plumbing: new supply and waste runs, including moving the WC, basin, bath or shower where agreed
- First-fix electrics for lighting, the extractor fan and a heated towel rail
- Moisture-resistant boarding and tanking of the wet areas before any tile goes on
- Wall and floor tiling, including niches and trims where specified
- Fitting the suite, shower, brassware and accessories, then sealing and testing
- Making good, decorating and a final clean
- A snagging walk-round at handover and your two-year workmanship warranty
You can choose your own suite and tiles, or ask us to supply them. Either way, we confirm it on the quote so nobody is guessing on the first morning.

What moves the price: the size of the room; moving the WC, basin or bath (new waste and supply runs); how much of the room is tiled and the grade of suite; extras such as underfloor heating; the condition of the floor and walls once they are opened up; and access, for example an upper-floor flat with no lift or nowhere to park. Bathroom types we renovate
Shower rooms
In many London flats the bath is rarely used, and a well-planned shower room makes a small space feel bigger. We size the tray or tiled floor to the room, choose a screen that suits the access, and plan the extraction properly so the room does not hold condensation.
Wet rooms
A wet room has a level-access floor that is fully tanked and laid to falls towards a drain. The floor build-up and the direction of the joists decide what is possible, especially in upper-floor flats, so we check at survey whether the falls can be formed without raising the floor or cutting into joists more than is safe. In a leasehold flat, changes to the floor and waterproofing may need freeholder consent.
Ensuites
We refit existing ensuites and create new ones from part of a bedroom or a large cupboard. A new ensuite needs a sensible route to the soil stack, ventilation and new circuits, all of which fall under Building Regulations. In a flat, adding an ensuite usually needs a licence to alter from the freeholder, so we flag that before you commit.
Family bathrooms
Family bathrooms need to work hard: a bath with a good shower over it or a separate enclosure, storage, and finishes that stand up to daily use. If it is the only bathroom in the home, we plan the water-off days in advance and tell you about them before we start, not on the morning.
How it works, and how long it takes
- Call or WhatsApp. Send a few photos and rough measurements and we book a free survey.
- Survey. We measure, check the pipe and waste routes, the floor and the walls, and talk through layout and finishes.
- Fixed, itemised quote within 48 hours, with a start date and a written programme.
- Strip-out and first fix. Old room out, new pipework, waste and wiring in.
- Boarding, tanking and tiling. Wet areas are waterproofed before tiling starts.
- Second fix and finishing. Suite, brassware, lighting, sealing, decorating and a clean.
- Handover. We snag the room with you and hand over your warranty.
A standard refit takes 7–10 working days on site. Wet rooms and layout changes take longer, usually 2–3 weeks. Start dates depend on our diary and on any freeholder consent you need, so we give you a real date when you call rather than a placeholder.
Why use our in-house bathroom fitters
A bathroom-only fitter can be the right choice for a straight swap of suite and tiles. When the waste needs to move, the floor needs work or the electrics need upgrading, you need every trade on one plan. All trades are in-house, so you don’t have to find, schedule and manage 3–5+ separate trades, which is what blows up budgets and timelines and is hard to manage. One team, one point of contact, one fixed price.

Frequently asked questions
How much does a bathroom renovation cost in London?
Our bathroom refits start from £3,500 + VAT for a standard three-piece bathroom of about 2m × 2m. Wet rooms, layout changes and new ensuites are priced after a survey because the plumbing and floor work varies. Whatever the job, you get a fixed, itemised written quote within 48 hours of the free survey. Prices are subject to VAT, or call us to ask about a discount.
How long does a bathroom refurbishment take?
A standard bathroom refit takes 7–10 working days on site. Wet rooms, walk-in shower conversions and layout changes usually take 2–3 weeks, because the first-fix plumbing, floor preparation and tanking take longer. Your quote comes with a start date and a programme.
Are your bathroom fitters your own team?
Yes. Plumbing, electrics, tiling, carpentry, plastering and decorating are all done by our in-house team. All trades are in-house, so you don’t have to find, schedule and manage 3–5+ separate trades, which is what blows up budgets and timelines and is hard to manage. One team, one point of contact, one fixed price.
Do I need permission to renovate a bathroom in a flat?
A like-for-like refit often needs no consent, but moving the bathroom, creating a wet room or changing the floor build-up may need your freeholder’s written consent under the lease (a licence to alter). Building Regulations also apply to drainage, ventilation and electrics. Check your lease early and take legal advice if you are unsure; we can provide the information your freeholder or managing agent asks for about the works.
